DECEMBER 2017 Notes

Hunters Brook has experienced another sucessful year with no significant issues in the community.  There are several important reminders that should be considered to keep our community a great place to live:

** When putting out your garbage keep in mind the wind, and your trash can blow into a neighbors yard
** Please pay your $27 dues on time and avoid a late fee
** Do you own a cat? Do not let them roam, it is illegal.
** Do you own a dog? Please curb your pet and do not allow it deficate or urinate on a neighbors lawn.
** If you have a fire hydrant in front of your house, please keep it snow free!
** Please keep your auto speed DOWN, we have many children here.
** It is against our bylaws to park anything in your driveway that would not fit in your garage.

AUGUST 2016 Notes

Summer is winding down, and your board is already thinking about our winter snow removal contract.  Since we had very poor responses to our requests for quotes on our snow removal bids last year, we are starting our requests NOW.  We like to use HackettstownLife.com and this year we will also use Craigs List.  If any homeowner knows of a company looking for snow contracts, have them reach out to our HOA.

The board had a light informal meeting last week, please check out our minutes.

MAY 2016 Notes

Spring has sprung at Hunter's Brook. We hope you like the flowers that our landscaper has planted on Crane Road.  We feel that it is important to make this area as good looking as our budget will allow, as any visitors to our area normally enetrs from Crane Rd.  First impressions mean a lot !  All residents should strive to keep their properties looking great, as it affects the Real Estate values.  We are pleased that we represent some of the best living that Hackettstown has to offer.

If you are behind in your dues, please make an effort to get them up to date.  Pre-default letters for 7 homeowners have been mailed, as well a 3 delinquent letters.  Details have been posted on the bulletin board in the mailbox area.

The board of directors is still short one seat. If you are interested in helping out, send us an email, and we can get the ball rolling.  This effort is important and takes up VERY LITTLE of your time.


FEB 2016 Notes

Hunter's Brook has received a notice from our management company, Community Management.  The notice states that they have  partnered with a Dallas TX company.   Read the notice HERE  Read Press Release



DEC 2015 Notes

No home owner has yet to notifiy the board of their desire to run for the fifth required OPEN  board seat. We encourage anyone that is interested in this, to please contact us.

The board has met with our attorney to discuss the lien process as a means to deal with homeowners that have not been paying assessment dues. Currently, we have 3 properties with liens in place, and are considering 2 additional liens.

The board met on December 29 for a short informal community business discussion. You can read the minutes of that meeting, here.

The search for a snow removal firm, for the 2015/2016 winter season, did not go as planned. Although we received 4 bids, all were considerably higher than the planned budget amount. We have selected a company and chose their per occurance option at $375 per snow event.  Last year, our entire snow budget was met at $2,300.  We are asking that the home owners assist with ice removal at the mailbox area. We will be pruchasing calcium cloride, a closable pail, and a scooper. These will be placed in the mailbox area.  PLEASE USE THIS RESOURCE TO SPREAD SALT AS NEEDED IN OUR MAILBOX AREA.

SEPT 2015 Notes

The August 2015 Election went off without a hitch! But our ByLaws Call for a 5 member board
With only 14% of the homes voting, we were still able to get a 4 member board of directors elected that will be in place for the next 2 years.

We have verified the voting ballots and the election is official, all candidates have been elected by the voting members.

Board Members for the 2015/16 & 2016/17 Fiscal Years are;
Regina Cedino, Dan Komoroski, Vince DiLauro, and John Lavin.

Actual positions were decided at the first meeting:
John Lavin - President
Vince DeLauro - Vice President
Regina Cedino - Secretary
Dan Komorowski - Treasurer
Open Position - ????????

2015/16 Budget - Your current board is working on this budget and will announce amounts before October 1, 2015.  Initial work indicates that the budget will not increase.

JUNE 2015 Notes
Detention Basin -
As a reminder, homes located on the detention basin on Carriage Road, need to remember that this area is not an extention of your property.  It is a violation of our bylaws to use or otherwise occupy this basin, in any way. There are large safety concerns regarding the use and misuse of this area.

MAY 2015 NOTES
Vince DeLauro and John Lavin purchased, assembled, and installed a new bulletin board in the mailbox area on Crane Road.  The board thinks that this will improve neighborhood communication between neighbors and also get out timely messages from the board.   If any homeowner (in good standing) needs to post a message, please send details to our email address, and we will try to get it posted as soon as possible.

We have noticed that homeowners have gotten a lot better at keeping current with their dues.  Our accounts receivable regarding dues is at an all time low.  Keep up the good work!!

NOVEMBER 2014 NOTES
The Budget has been completed and we were able to keep the monthly proportion at $27 for homeowners.

Although, we have gotton better, there are still quite a few owners that owe us hundreds of dollars each:
We have 12 owners with these balances rounded to nearest whole dollar: $313, $138, $212, $100, $214
$91, $711, $587, $252, $165, $233, & $460

This is just under $3,500.00 (almost 10% of our operational budget)

We continue to send out collection letters and have seen a improvement in residents bringing their accounts up to date.  Unfortunately, the association will have to process LIENS shortly, against several of the owners that owe large amounts.

We have awarded a snow removal contract so the mailbox area should be good to go this year.  We will be
adding salt buckets to the mailbox area.  If you see some ice, please throw down some salt and help out
with the process.

SEPTEMBER 2014 NOTES
We may need to adjust dues again to cover homeowners that are not paying.  Having our attorney add a lein to their property title is not inexpensive and the charges will need to be divided by our current paying homeowners.  We are looking at the budget again to determine if this will be necessary.

If you know of any homeowners that are not paying their dues, please encourage them to do so.

NEW COLLECTION LETTERS
The Association has initiated a new collection process to act as an important reminder that dues are necessary for the operation of the HOA.  To date (December 2013), no reminder process was ever put into operation.  Dues collection sites indicated that a reminder letter program was necessary.  The Association began the letter program in late July 2014. After 2 mailings to delinquent owners, 7 owners have become current.  The program is not without cost.  The cost is currently 87 cents per letter plus $25 per mailing incident.  The program has 3 levels of letters.  If they choose to continue to remain delinquest, the HOA will begin the lein process. 

LIENS AND FORECLOSURE
Homeowners need to understand the seriousness of an HOA property lien.  There is information available at the following site that explains and discusses the situation.  Please folow this link to understand that a lien can result in foreclosure of your house and land to satisfy the lien.

ELECTION -
3 new board members need to be elected, as Kevin, Regina, & Ben’s 2 year terms have expired.  If you would like to run, your community needs you!  Watch the mailbox area for details, and info should be sent soon by Community Management. We would like to see an election in mid August.  We have requested dates for the Community Center during the 3rd week of August.
