We will be running this election with no meeting required, as our last attempt had a homeowner turnout of 2. 

All board member seats EXPIRED on September 30.
Our current 4 member board has agreed to run for another 24 month term.

At the time of vote counting, only votes from members in good standing will be counted.

Members do not have to vote electronically, as a gereral mailing will take place.
You can download the official ballot here.
The mailing will have candidate info and a mail-in ballot, for those
wishing to MAIL in their vote.  This mailing will include your PIN#,
needed to vote.  Dont loose your PIN#.

Any members in good standing are encouraged to email in their intentions to
run for a position on the board.  Please email a brief decription of yourself
and why you would like to run, and you will be added to the proxy ballot
and the electronic ballot to: TheBoard@HuntersBrookNJ.com

We need at least 1 or 2 homeowners that are not Board members to be present
during the counting process of the proxy and survey votes.

ONLY ONE BALLOT / SURVEY SUBMISSION PER ADDRESS IS ALLOWED.

IF YOU CHANGE YOUR VOTE OR SUBMIT MORE THAN ONCE,
WE WILL COUNT ONLY THE LAST SUBMISSION.

You will need the 4 digit pin # mailed to you in order to vote.

REGINA CEDINO
 "It has been a very quick 2 years since the last election, and since we have been having
difficulty finding residents to run for this next 24 month term, I will be happy to
contribute my experience to the association."

DAN KOMOROWSKI
"During my past 2 years as a new board member, I have enjoyed learning about our
various processes, as well as contributing my opinions and votes on matters
important to our association."

JOHN LAVIN
"Having finished the past 4 years as president, I have really enjoyed the various
challenges that our association provides on a regular basis.  My personal goal
is being able to keep our dues as low as possible and still provide the
funding required to operate our 101 property association.  I look forward to the
next 24 months of challenges.  I also am seeking possible new board
members that would like to serve the association as our bylaws require
a five member board of directors.

VINCE DI LAURO
"John & I provided the only board available (2013 & 2014) before the current
(expiring) board  and I have to say that I truly enjoyed the experience. 
Thankfully, after the addition of Dan & Regina for our last 2 year term, things
got easier, and discussions became more varied as we entertained more
ways to get things done.  I will look forward to another 2 year term and
 maybe the assistance of our REQUIRED 5th board member. 
It has been particularly challenging to choose and monitor the vendors
chosen to perform our association's maintenance tasks"

 
Andréa L. Maddan
I am writing to be considered for the 5th Board Member Position.
My family and I have recently moved here and the community has surpassed
our expectations. I have already begun to build positive relationships with our
new neighbors and I am certainly willing to seek out their opinions, concerns, and
 involvement as needed for the continued success of the community.

I am an attorney, and more importantly, a mom of two,
which I believe, provides a wealth of problemsolving experience and an
appreciation for developing new ideas. I also have a flexible schedule that
should allow me to contribute the time that may be required to serve on the Board.
It is a pleasure to live here and I would welcome an opportunity
to continue to cultivate a sense of community while protecting
our rights and interests as homeowners.

FIRST ITEM - SEEKING BYLAW CHANGE:

Due to recent NJ State HOA legislation, the Hunters Brook Board of Directors seeks authorization from the membership to modify our association Bylaws to additionally allow electronic voting.  One or more bylaw clauses may need to be changed to permit this provision.  Electronic voting can include many types of computerized voting. Typically, we would conduct electronic voting via, email or website survey forms.  This authorization is in addition to other voting means already described in the bylaws, such as mail-in proxy, and in-person voting.

SECOND ITEM - BOARD MEMBER VOTE (vote for 5)
 I choose to cast one (1) vote for current board member, Regina Cedeno,
approving another 24 month term.
I choose to cast one (1) vote for current board member, Vince DiLauro,
approving another 24 month term.
I choose to cast one (1) vote for current board member, Dan Komorowski,
approving another 24 month term.
I choose to cast one (1) vote for current board member, John Lavin,
approving another 24 month term.
